DURHAM – KBI Biopharma Inc. will occupy 60,000 square feet of office and lab space at the Venture at Imperial Center in Durham, Longfellow Real Estate Partners says.

KBI is a contract development and manufacturing company that accelerates the development of innovative discoveries into biological products and expands global access to medicines for people in need.

Venture at Imperial Center, a renovated former GSK property,  is a 142,584 square foot single-story building at 4117 Emperor Blvd., Durham, with state-of-the-art lab and technology space. It includes a 75,000 square foot interior courtyard. Longfellow Real Estate Partner renovated and rents the property.

Longfellow completely gutted and rebuilt the facility to meet 21st century needs, Longfellow Director of Leasing Neill Sherron has said. Longfellow acquired the building for just over $7 million and secured a $21.9 million loan from Rhode Island-based Citizens Bank to renovate the property.

“Longfellow’s vertically integrated platform was pivotal in transforming Venture Center and providing KBI with a range of best in class services from project management to property management,” says Sherron. “Longfellow understands the needs of not only Class A office users but the unique demands,” he said.

Renesas Electronics America, is another recent tenant and Longfellow Real Estate says the facility is now 69 percent leased.

The Venture Center has fire pits, outdoor pingpong tables, and hammocks.

KBI will move into the space in the fourth quarter 2018.
