RALEIGH – Construction of a new 365,000 square-foot mixed-use development in Raleigh is now underway.

Known as 400H, the 20-story tower will include 150,000 square feet of Class A office space and 242 luxury residential units, as well as 16,000 square feet of retail space on the ground level.

The project is located at 400 Hillsborough Street and is scheduled for completion in the fall of 2023. It’s the latest in a series of planned developments from downtown to North Hills and beyond that is transforming the Capital City skyline.

The Trammell Crow Company (TCC) and its subsidiary High Street Residential (HSR) are the developers, along with co-development partners AECOM-Canyon Partners and HM Partners.

The building’s location is described by the developers as “at the center of downtown Raleigh’s four primary districts, including the retail and entertainment district of Glenwood South, the burgeoning Warehouse district, the State Government Complex and Raleigh’s traditional downtown office core along Fayetteville Street.”

“400H will deliver a unique mix of office, residential and retail space. Our residential offering on floors 10 through 20, our elevated pool and SkyHub amenity on the 9th floor with indoor/outdoor space affording views of the skyline, and upper floors with differentiated amenities will provide future residents with a luxury urban high-rise experience in one of Raleigh’s most active and walkable neighborhoods,” said Josh Dix, principal for TCC and HSR, in a statement.

Dix leads the residential and mixed-use business in North Carolina, and the developers will operate out of an office in Washington, D.C., after a recent expansion of the group’s mid-Atlantic operations, the partners said.

The 20-story project is one higher than the 19-story building that will soon become Pendo’s new headquarters, set to be completed as soon as October.  That property, known as Raleigh Crossing, is located at 301 Hillsborough Street, and is being developed by The Fallon Company.  Pendo will occupy the top five floors of the tower with a seven-year lease, and could move in as soon as early 2022, a company spokesperson previously told WRAL TechWire.
